34. Cancún Airport’s September Traffic: What to Check Before Assessing a Rental Property

Investment

Airport traffic helps describe activity around Cancún, but it cannot tell you what an apartment will earn. ASUR’s October 7 release provides a recent reference point: September 2026 passenger figures. For a prospective buyer, the practical task is to connect that broad context with verifiable information about a particular property and the people it is intended to serve.

September’s two segments moved differently

Cancún handled 1,607,088 passengers in September, down 8.6% year over year: 758,313 domestic (−4.8%) and 848,775 international (−11.8%). January–September totaled 20,882,658 (−5.9%). ASUR’s Mexican figures exclude transit and general aviation passengers. [1]

The comparisons use matching periods in 2025 and 2026. A monthly figure and a nine-month total describe different time horizons. Neither establishes all the reasons for a decline or, on its own, predicts what will happen during the next season.

Keep passengers separate from booked nights

Airport passenger traffic is not necessarily a count of unique tourists staying in Cancún. It does not tell you how many nights people spend in an apartment, which neighborhood they choose, or what they actually pay. International traffic also should not automatically be treated as a count of travelers with foreign nationality.

Passengers, flights operated, seats offered, and aircraft load factors are separate measures. You cannot reliably derive the latter measures from passenger totals alone. Nor should Cancún’s figures be assigned to Tulum’s airport: that terminal requires its own data series and a comparable reporting period.

Bring the discussion back to the property

Our suggested response is to review the assumptions behind a rental plan. Request monthly records for the property or genuinely comparable units. Separate available nights, nights sold, and revenue actually collected. A screenshot of advertised rates is not evidence that bookings occurred at those prices.

Next, define the intended guest or tenant. A vacationing family, a temporary business visitor, and a year-round resident may want different features. Do not assume a property can switch immediately between these groups while keeping the same price and operating arrangements.

Check the practical arrival experience as well: the route, key collection, parking, and nearby services. Test the journey rather than relying only on a location description. Being marketed as close to an airport does not establish convenient access or guarantee a reservation. Photographs can help describe a setting, but they cannot verify current travel times.

Make the comparison consistent

When comparing September with an earlier year, use the same definitions. A unit closed for repairs cannot be compared directly with one offered throughout the month. Identify owner stays, cancellations, and discounts before attributing every change to market demand.

Then separate gross receipts from the amount retained after management, maintenance, and other expenses. A change in airport traffic does not set an automatic percentage change in rental income. The property’s records should help distinguish market conditions from availability and operating choices.

If a sales presentation includes an income estimate, ask for the date and explanation behind each assumption. Establish which observations concern the actual property and which describe a broader area. This makes it easier to spot comparisons that mix different definitions or periods.

Use the release to ask better questions

September’s report is a reason to review a project using recent evidence. It is not a basis for projecting an entire year from one month. Keep the source, reporting period, and scope of each indicator in your purchase file.

SMART INVESTMENT CARIBE can help you compare locations and property features. Start with the records specific to the home and a clear list of unanswered questions. That creates a more useful buying discussion than converting an airport statistic into a promise of rental income.
